Value proposition for colo providers
(grounded, practical, based on identified real-world requirements)
Colocation providers may be under the impression that they require complex, all-encompassing IT management software to run their facilities. From our experience working with global data center operators, we have found this is rarely true.
Rather than operating tenants’ applications, colocation providers manage the physical space, power, cooling and connectivity that support them. To do this effectively, they need three capabilities working as one: operational control over every cage, cabinet and power path; tenant transparency that turns raw telemetry into evidence customers can independently trust; and commercial intelligence that connects every kilowatt and rack unit back to a contract, threshold and revenue line.
The challenge is not a lack of data. Most facilities are swimming in data generated by Building Management Systems (BMS), Electrical Monitoring Systems (EMS), SCADA platforms, branch circuit meters and billing systems. The problem is that this information is scattered across disconnected tools, legacy databases and manual spreadsheets – none of which readily answers three critical commercial questions:
- What have we sold?
- What is actually being used?
- And what can we safely sell next?
XpedITe addresses this gap through a tenant-aware Digital Twin that functions as a dedicated Data Center Operational CRM. It unifies customer operational records with the physical data center estate, mapping every cabinet, cage, connection and power allocation to its exact commercial and operational reality.
The operational reality of colocation
Day-to-day colocation operations are rarely as simple as they appear on a sales slide.
Teams may need to navigate CAD plans, BMS and EMS platforms, ticketing systems, billing databases and master spreadsheets simply to establish where a tenant is located, how much power has been allocated and what they are actually drawing.
Customer operational history is equally fragmented. Contract terms, SLAs, bespoke engineering requirements, communications, maintenance requests and remote-hands tickets can be spread across multiple systems and individual inboxes.
Teams may need to navigate CAD plans, BMS and EMS platforms, ticketing systems, billing databases and master spreadsheets simply to establish where a tenant is located, how much power has been allocated and what they are actually drawing.
Contracted versus actual consumption
In many brownfield facilities, branch circuit meters and intelligent rack PDUs already provide detailed consumption data, but that information is not dynamically linked to customer contracts.
A tenant may exceed its contracted threshold without the overage being identified or billed. Conversely, substantial amounts of power can remain contractually allocated but unused.
This stranded capacity represents a significant commercial opportunity, but identifying unused power alone is not enough. Operators must understand what can safely be resold without compromising N+1 or 2N redundancy margins across shared UPS units, PDUs and busways.
XpedITe provides a contract-aware view of the complete power chain, connecting what is committed with what is actually being drawn and the redundancy limits that must remain protected.
Supporting high-density AI infrastructure
AI, machine learning and GPU deployments are creating new challenges for colocation operators, with rack densities of 30kW, 40kW and beyond replacing legacy averages of 5–10kW in some environments.
Before approving a high-density deployment, engineering teams need to understand physical space, floor loading, electrical capacity, upstream power paths, phase balancing and localized cooling.
XpedITe brings these dependencies into a single planning environment, allowing teams to model proposed deployments before physical changes take place. This reduces manual calculation, helps prevent overloaded circuits and thermal hotspots, and accelerates the journey from signed contract to billable power.
Universal Intelligent Infrastructure Management
XpedITe’s Universal Intelligent Infrastructure Management (UIIM) approach moves beyond traditional DCIM by treating the physical data center, active network connectivity and logical tenant allocations as one integrated dataset.
At its core is a detailed 3D Digital Twin mapping the facility down to cage boundaries, rows, cabinets, rack units and ports. Every physical location can be linked directly to the relevant customer operational record, including:
- Contract terms, power thresholds, SLAs, billing rates and space allocations
- Operational communications and customer requirements
- Open and historical tickets, tasks and remote-hands requests
Physical and electrical topology, including upstream PDUs, UPS systems and cooling dependencies
This creates a single operational source of truth connecting customer relationships with infrastructure reality.
Integrate without rip-and-replace
XpedITe is designed for complex brownfield environments and does not require operators to replace existing meters, sensors, BMS or SCADA investments.
Telemetry can be integrated through REST APIs or collected directly from devices using standard protocols including SNMP v1/v2c/v3, Modbus TCP and BACnet/IP.
For mission-critical environments, both approaches can operate simultaneously. XpedITe can cross-check central BMS data against direct device telemetry, identifying data drift or communication gaps and maintaining reporting accuracy even if a central facility system becomes unavailable.
All BMS, SCADA and meter integrations are read-only. XpedITe ingests information for analysis and visualization but does not send commands back to critical cooling loops, UPS switchgear or electrical breakers.
From planning to execution
XpedITe bridges the gap between commercial commitments and physical execution.
When capacity planners assess a new deployment, the platform can evaluate space, weight loading, cooling availability, power capacity and phase balancing before recommending an appropriate location.
Once approved, rack units, breakers and power outlets can be placed under a Planned Reservation, making them visible across the organization and preventing double-booking. When the contract is executed, the reservation converts into a guided work order without duplicate data entry.
Tenant onboarding, cabinet provisioning, power-feed energization, cross-connect patching and access permissions can then follow standardized workflows.
Remote-hands requests can similarly be transformed into visual work orders containing cabinet elevations, rack-unit assignments and port-level patching information. As technicians complete tasks, the Digital Twin and customer operational record are updated.
Every reservation, installation, change and maintenance activity therefore contributes automatically to the Data Center Operational CRM, creating a continuously maintained history rather than another database requiring manual administration.
Turning operational data into customer transparency
Every customer can receive access to a built-in Customer Portal providing passive operational transparency. Tenants can view contracted versus actual power consumption, environmental conditions and ticket progress, as well as submit remote-hands requests and schedule site visits.
For enterprise customers requiring more sophisticated white-space management, operators can offer a dedicated Tenant Portal powered by an individual XpedITe instance.
This enables tenants to manage their own IT assets, rack elevations and logical connectivity within a secure multi-organization architecture. Federated two-way data sharing allows tenants to see relevant facility maintenance while giving colocation engineering teams visibility into planned tenant power changes – without exposing sensitive internal server information.
The Tenant Portal can therefore become a value-added software service, creating recurring revenue while increasing tenant engagement and operational alignment.
Audit-ready evidence and billing transparency
By connecting contractual information, live telemetry, operational tickets and communications, XpedITe transforms how billing disputes and compliance requests are handled.
Instead of manually assembling CSV files, meter histories and email trails, teams can generate structured evidence showing contracted thresholds, actual consumption, relevant operational changes and customer communications.
The same operational record supports regulated customers requiring evidence of environmental stability, physical changes, power redundancy and maintenance history.
Continuous audit trails record who requested, approved and completed each action, creating the traceability required for SLA reviews, financial disputes and regulatory frameworks including DORA, SOC 2 and ISO/IEC standards.
A pragmatic path to intelligent operations
We do not expect colocation providers to move from spreadsheets to fully automated operations overnight. XpedITe supports a pragmatic three-phase journey.
Phase 1
Establish the truth
Existing floor plans, cage boundaries, cabinets and customer records are brought together to create an accurate Digital Twin and Data Center Operational CRM. Contracts, SLAs, committed power, customer requirements and historical tickets are linked directly to the physical infrastructure they relate to.
The result is a shared operational system of record showing who occupies what, what is committed, what is reserved and what is genuinely available.
Phase 2
Control daily operations
Live telemetry from branch circuit meters, rPDUs, BMS and other systems is connected to the platform. Actual consumption can then be compared with contracted thresholds, while physical changes are governed through standardized work orders.
Operations gain proactive visibility of power thresholds while finance gains audit-ready information for billing and dispute resolution.
Phase 3
Optimize & enable
With reliable operational data established, colocation providers can use XpedITe to increase customer transparency, introduce advanced Tenant Portal services and optimize capacity across the portfolio.
By continuously comparing contracted allocations against actual draw and protecting critical redundancy margins, XpedITe can identify genuinely safe-to-sell capacity that would otherwise remain stranded.
Connecting the wider data center ecosystem
XpedITe is designed to act as a bridge, not a barrier.
Alongside BMS, SCADA and metering infrastructure, it can integrate with IT Service Management and CMDB platforms such as ServiceNow and Jira, synchronizing physical change requests and updated infrastructure records.
It can also connect with existing CRM, ERP and billing platforms through REST APIs. Where systems such as Salesforce, SAP or NetSuite already hold commercial records, XpedITe complements rather than replaces them, binding relevant contract information to the physical footprint.
Where no operational CRM exists, XpedITe itself becomes the operational system of record for the tenant relationship.
Verified meter data can also be exported to billing engines in structured formats including CSV, XML and JSON, while power threshold breaches can automatically generate supporting evidence combining telemetry, operational work orders and customer communications.
Secure by design
XpedITe combines read-only facility telemetry integration with strict tenant-level data separation.
Granular Role-Based Access Control (RBAC) ensures customers see only their own allocated infrastructure and telemetry, while enterprise authentication is supported through SAML 2.0, OAuth and Active Directory/LDAP, including Multi-Factor Authentication and single sign-on.
Data in transit is protected using TLS 1.3 and data at rest using AES-256 encryption. Every API call, reservation, work-order change and customer-record modification is logged with its user, timestamp and action details.
From operational complexity to commercial intelligence
XpedITe brings together the information colocation providers already have but struggle to use effectively.
By connecting physical infrastructure, live telemetry, customer commitments and operational history in one tenant-aware platform, providers gain a clearer understanding of what has been sold, what is being consumed and what can safely be sold next.
The result is more than improved infrastructure management. It is a foundation for faster provisioning, stronger customer transparency, more defensible billing, streamlined compliance, safer high-density deployments and better utilization of the most valuable resource in the data center: available capacity.
